Your Dream Home Process
In 2001 L & L Home Builders, Inc. began using the advanced method of construction called panelization to produce panelized homes with consistently high-quality framed walls, floor systems, and roof trusses. Simply put, just like your home trusses have been engineered and pre-built for many years, we "panelize" the rest of your home plan as well to build the floor and walls the same way. These floor and wall sections are delivered to your home site where they are constructed on your foundation. Panelization allows us the possibility to frame and enclose panelized homes in about a week helping to keep Mother Nature from raining on your party!
Steps to Building Your Dream Home
1. Know Your Budget
Meet with your banker ahead of time to determine your family's budget and how much the monthly payments will be. This is a very important part of the process as we don't want to get you all excited about a $300,000 custom home if you are on a $200,000 budget. We will be glad to work with you to 'Value Engineer' your home plan and keep you within your budget!
2. Meet L & L Home Builders, Inc.
Building a new custom home should be one of the most enjoyable things you will ever do and as custom home builders, we will do everything possible to make it that way! Most importantly, you will be quite comfortable with us as we walk you through the building process and learn how trustworthy we are, keeping your best interests in mind. We work diligently to keep your home a priority and keep you within your budget.
3. Choose a Home Site
What comes first, finding the right home site or the right plan? Everyone is different and it doesn't really matter but we like to match your custom home plan to your site. If you have a beautiful view out the back, we need to find a plan that takes advantage of this and 'frames' the view where you are going to spend most of your time. If you already own the land but are unsure of where to best position your new home, Loren will gladly meet you at the site to offer his advice and give you some of the plusses and minuses of different locations.
4. Choose a Floor Plan
As custom home builders, we love working with customers to find the perfect home plan for their needs and to fit their site! You may know exactly what you like or you may need guidance in choosing the right plan for your site. We work hard to get all of the details important to you incorporated into your new custom home.
L & L Home Builders, Inc. can build any plan. You may choose one of ours and make modifications to that or you may bring us any plan even if it is one that you have drawn out on a piece of paper. It you can dream it, we can build it!
5. Choosing Interior and Exterior Details
Gathering some of this information before pricing makes the next step much more accurate. We have worked to compile a great selection of samples and design features to make your selection process easy. This saves you a ton of time from running all around trying to choose all of those products. But you are more than welcome to shop for your own items if you so choose.
6. Pricing of Your Home
Ahh, the bottom line. Actually, it is often the first question we get asked but is the most difficult without getting a lot of additional information from you. The infamous "How much does it cost to build per square foot?" question has so many different factors that can widely change this cost. It is a good tool to get a ballpark number but you cannot say it costs $xxx per square foot without having all the information to put together for what you would like. For example, you can take the same exact custom home plan and add a geothermal heating system, 3rd stall to the garage, wrap around porch, fireplace, tile floors, screened porch, etc., etc. which all add cost but do not add any square footage which equals a higher price per square foot than the standard plan. We can give you a rough range but until a builder has all the other information it is very irresponsible to say what this cost is.
Having said all that, we know you cannot make a decision to work with custom home builders without knowing the cost and we are happy to work with you to come up with a price. Once we find a plan and pick out the panelized home’s features, we can come up with a complete price for your new home typically in 5 to 8 working days, depending on the complexity.
7. Reviewing Pricing and Obtaining Online Blueprints
Once we have completed the pricing for your new custom home, we schedule a time for you come to our office. We will go through a very detailed estimate with you so that you completely understand everything that is included in your new home. If you decide that you would like us to be your custom home builders, the real fun begins and blueprints can be ordered. This typically takes a couple weeks to get a set of engineered elevations and blueprints drawn.
We also typically take this time to go through the color selection process. While this can be a daunting task, we have worked to compile a great selection of samples and design features to make your selection process easy. We will be there to help if you would like our assistance to be sure that it all coordinates well together. Again, if you would like to go shop for some of these items you are more than welcome to.
8. Review Prints and Color Choices
When we receive the blueprints back, we will schedule a time to get together and review the plans and make sure all the final details are as you expected and make adjustments if not. This is another place we like to take a little extra time to make sure we get it the way you want it and make any necessary changes ahead of construction time. We have worked through this process with over 100 customers and work diligently to talk through as many different scenarios as possible.
Once you finalize all of your choices, L & L Home Builders, Inc. will guarantee the price for your new custom home. The only way the price will change is if you choose to make a change. Change orders are not a problem but they may slow down the entire process for your custom home builders.
9. Begin Construction of Your New Custom Home
Now that your work is all done, ours begins. Sit back and enjoy the ride. The process starts with a site meeting to stake out and place your new custom home on the lot and takes off from there. By spending a little extra time up to now you should be able to grab a camera and keep track as it all goes together!
